The main steps in holiday rental management offered by our letting agency
Definition of your project during a first meeting
So you’ve called our agency to find out about our services. A member of our team will come out to meet with you at your property to discuss your plans to rent it out over the holiday season.
During this meeting, we will be able to evaluate your property and let you know if the accommodation meets our criteria, which correspond to the expectations of the holiday rental clientele.
Estimate of rental income and signing of a management contract
After this first meeting, an estimate for the rental income value will be given to you, and a management contract is signed between you and the agency, incorporating the pricing matrix that will have been mutually agreed.
We do not accept shared management of any property for organisational reasons and for effective calendar management.
Optimising your property
Before marketing it, the agency arranges a day dedicated to a photoshoot optimising the property, the quality of the materials and fittings and to make an inventory of all the equipment.
This essential task allows us to then place advertisements on various sales channels, both in France and internationally.
The agency also offers you the classification of your property as furnished tourist accommodation, a real guarantee of quality on the seasonal rental market.

Marketing and management of bookings
Once the marketing has gone live, the agency responds to all the enquiries and bookings received, by telephone or by mail. The agency also sends booking contracts complying to the current legislation and receives the payments corresponding to the rents and services that have been arranged.
The agency can offer guests a hotel service including provision of linen, a mid-stay cleaning service and rental of baby equipment.
The agency also manages the payment of tourist taxes on behalf of the owner(s), making a monthly declaration of stays and paying the sums due to the Ile de Ré authorities.
The agency works to optimise the bookings calendar, taking into account dates where you personally will be staying at the property.

Organisation of stays and arrivals
The agency, through its own team, personally welcomes guests directly at the property. A member of the team takes time to explain to guests the essential elements of the property and their stay, and any specific equipment, and if relevant informs them of any weekly visits to expect, such as pool maintenance or gardeners.
Ahead of their visit, the guests receive a “roadbook” enabling them to find out about Ile de Ré and plan their activities and excursions. Lots of practical information is also provided (cycle path maps, tide calendar, beaches, markets, etc…).
The deposit is asked for on the day of arrival.

Help and maintenance
During their stay, the agency is the single point of contact for guests. In the event of a problem, the team responds as soon as possible, to act within 24 hours, to find a solution or engage a third party if required. Customer satisfaction is our top priority, to ensure they have a great experience.
End of stay
For each departure, the team carries out a leaving inspection with the guests present, and organises the end-of-stay cleaning, in preparation for the next arrival. Each accommodation is inspected again after the cleaning to ensure that it is in perfect condition and to check for any maintenance that may be required.
The deposit is destroyed within a month of departure, except if any damage has been noticed.

Accounts
At the end of each month, the agency sends the owner(s) a management report stating the rental income received and any expenses related to maintenance. A payment is made by bank transfer. All activity related to your property is recorded in your owners area which you can access in real time, 7 days a week.
